Commercial Pool Questions, Answered for Las Vegas
Commercial Pool Maintenance
What is commercial pool maintenance?
Commercial pool maintenance is the scheduled cleaning, water chemistry management, filtration, equipment inspection, and record keeping required to keep a public-use pool safe and compliant with health codes. In Las Vegas, commercial pools are regulated by the Southern Nevada Health District and must be tested and logged daily when open.
How often should a commercial pool be serviced in Las Vegas?
At least three visits per week year-round, and daily during peak summer use. SNHD requires daily chemistry testing and logging at public pools, so most Las Vegas apartment and HOA pools run 3 to 7 service days per week.
How much does commercial pool maintenance cost in Las Vegas?
Typically $400 to $1,500 per month per pool, depending on size, visit frequency, and whether chemicals are included. Resort and multi-pool properties are quoted per facility after a site visit.
What is included in a commercial pool service visit?
Water testing (free and combined chlorine, pH, alkalinity, calcium hardness, cyanuric acid, TDS), chemical adjustment, skimming, brushing, vacuuming, basket and filter checks, equipment inspection, and a logged record with photos.
Do you provide chemicals or do we buy them?
Gator Pools can include chemicals in a flat monthly rate or bill them at cost. Most HOA and apartment clients prefer an all-inclusive rate for predictable budgeting.
Can you maintain our pool year-round?
Yes. Las Vegas pools operate 12 months a year and many are heated through winter. We adjust service frequency seasonally with your approval.
What is a Certified Pool Operator and does our pool need one?
A Certified Pool Operator (CPO) is a technician trained and certified in commercial pool chemistry, filtration, and safety. SNHD expects public pools to be operated by trained personnel, and Gator Pools provides CPO-level oversight on every account.
Health Code & Compliance
Who regulates commercial pools in Las Vegas?
The Southern Nevada Health District (SNHD) Environmental Health Division regulates public and semi-public pools in Clark County under Nevada Administrative Code Chapter 444 and SNHD Aquatic Facility Regulations. This covers HOA, apartment, hotel, school, and municipal pools.
What chlorine and pH levels are required for a public pool in Nevada?
Free chlorine of at least 1.0 ppm for pools and 3.0 ppm for spas, with pH between 7.2 and 7.8. Cyanuric acid must stay below the SNHD limit, and main drain visibility must be maintained at all times.
What are the most common reasons SNHD closes a pool?
Chlorine or pH out of range, missing or broken drain covers, pump or filter not operating, cloudy water, missing safety equipment or signage, and gate or fence failures. Most closures are preventable with consistent service and logs.
What records does SNHD require a commercial pool to keep?
Daily operating records including chemistry readings, water clarity, equipment status, bather load, and any incidents or closures. Records must be available for inspection on request. Gator Pools maintains these logs for every account.
What is the Virginia Graeme Baker (VGB) Act and does it apply to my pool?
The VGB Pool and Spa Safety Act is a federal law requiring anti-entrapment drain covers and, in many cases, secondary safety systems on public pools and spas. It applies to all commercial pools in Las Vegas. Gator Pools inspects and certifies drain covers during audits.
Does our HOA pool need an ADA lift?
Pools at public accommodations, including many HOA pools open to the public or used for rentals, must provide an accessible means of entry under the ADA. Private residential association pools used only by members have different obligations. We help boards evaluate their requirement.
Can SNHD inspect our pool without notice?
Yes. SNHD conducts routine and complaint-driven inspections without advance notice and can close a pool immediately for imminent health hazards.
Commercial Pool Construction
How long does it take to build a commercial pool in Las Vegas?
Typically 4 to 7 months from contract to opening inspection, with SNHD plan review and Clark County permitting taking 6 to 10 weeks of that timeline.
How much does a commercial pool cost to build in Las Vegas?
Roughly $150,000 for a small apartment or HOA pool up to $1 million or more for resort, competition, and municipal facilities. Size, bather load, decking, equipment automation, and finishes drive the number.
What permits are required for a commercial pool in Clark County?
An SNHD aquatic facility plan approval plus Clark County (or city of Henderson, North Las Vegas, or Las Vegas) building, plumbing, and electrical permits. Gator Pools manages the full permit process.
What is the difference between a residential and a commercial pool?
Commercial pools are built to public health standards: higher turnover rates (typically 6 hours or less), commercial-grade filtration and chemical feed systems, depth markers, safety equipment, accessibility features, and engineered structural and hydraulic design that is reviewed by the health district.
Can you build a splash pad for our park or community?
Yes. Gator Pools builds splash pads and spray parks with the recirculating treatment, UV sanitation, and drainage systems SNHD requires.
Do you build commercial spas and hot tubs?
Yes. Commercial spas have tighter chemistry and turnover requirements (30-minute turnover in most cases) and we design and build them to SNHD standards.
Renovation, Repair & Emergencies
How often does a commercial pool need to be replastered?
Standard plaster lasts 8 to 12 years in Las Vegas commercial use; quartz and pebble finishes last 15 to 20 years. Hard water and heavy bather load shorten plaster life when chemistry is neglected.
How long is the pool closed for a replaster?
Typically 2 to 3 weeks for a replaster alone; 4 to 8 weeks when tile, coping, deck, and equipment work are included.
Our pool turned green. How fast can you fix it?
Same-day response in most of the Las Vegas valley, with the pool usually back within SNHD chemistry limits in 24 to 48 hours depending on filtration and starting condition.
Do you offer emergency commercial pool service?
Yes. Gator Pools takes emergency calls seven days a week for equipment failures, closures, and safety issues at commercial pools.
Should we upgrade to a variable speed pump?
In most cases, yes. Commercial variable speed pumps cut pool energy cost by 50 to 70 percent and may qualify for NV Energy rebates. Gator Pools sizes the pump to your pool's required turnover rate.
Can you find and fix a leak in our commercial pool?
Yes. We perform leak detection on shells, plumbing, and equipment and repair underground plumbing, skimmers, and returns.
